What Is Your Roanoke Home Worth

A clear, current answer on what your home would bring today, what would move that number, and whether now is genuinely the time. No cost and no obligation to list.

Market Valuation

An Online Estimate Has Never Seen Your House

Automated estimates work from public records and averages. They cannot see the kitchen you redid, the foundation you did not, or that the street behind you is considerably quieter than the one two blocks over.

A proper valuation starts with genuinely comparable sales, adjusts for condition and layout, and then accounts for what is actively competing with your home right now. J.R. has been pricing homes across this valley since 2013, including twelve years alongside one of the area’s top producing teams, and listings remain the core of his practice.

You will also get the part most valuations leave out: whether the timing is right. Plenty of these conversations end with a recommendation to wait a season, finish a project first, or do nothing at all. That answer is worth as much as a number.

What You Receive

A Realistic Range

What the home would likely bring today, grounded in recent local sales rather than an algorithm or a neighbor’s asking price.

What Moves the Number

The specific improvements that return more than they cost in this market, and the ones that quietly do not.

Current Competition

What a buyer would be choosing between if your home listed this month, including new construction where relevant.

Honest Timing Advice

Whether to go now, wait, or hold. Including when the honest answer is that selling is not your best move.

A Valuation Is Not an Appraisal

Worth stating plainly. A Realtor’s opinion of value is an informed estimate of what the market will support. It is not a formal appraisal, it is not a guarantee of sale price, and a lender will still require their own appraisal. Anyone who tells you otherwise is overselling.

The Process

How the Number Is Reached

01

The Basics

Address, size, layout, and anything you have done to the property.

02

See It Properly

In person where possible. Condition is the variable no estimate can read remotely.

03

Compare and Adjust

Recent genuinely comparable sales, adjusted, plus what is competing right now.

04

The Honest Read

A range, what would move it, and a straight answer on whether now is the time.

Questions

What Owners Ask

Does a valuation cost anything?

No, and it commits you to nothing. There is no charge for finding out where you stand.

Why is your number different from the online estimate?

Because an automated model works from public records and averages. It cannot see condition, layout, or the specific street. Those are usually where the real difference sits.

Is this the same as an appraisal?

No. An appraisal is a formal valuation by a licensed appraiser, usually required by a lender. This is an informed opinion of what the market will support, which is a different thing and should be treated as such.

Will you pressure me to list?

No. Plenty of these conversations end with advice to wait or to stay put. An agent who only ever tells you to sell is telling you about their incentives, not your house.

What if I am just curious?

Then ask. Knowing where you stand is useful whether you sell this year, in five years, or never.
