How do you decide what my home is worth?

By looking at what genuinely comparable homes nearby have recently sold for, adjusted for condition, layout, and location, and by looking at what is currently competing with yours. An online estimate cannot see inside your house or know that the street behind it is quieter.

Should I make repairs before listing?

Some, usually. The point of the walk through before listing is to separate the work that returns more than it costs from the work that simply spends your money. You will get that answer plainly.

How long will it take to sell?

That depends on price, condition, and the season. A well prepared home priced correctly moves. A home priced ahead of the market sits, and every week it sits weakens your negotiating position.

What if I need to buy as well as sell?
